Blocked Drain Out of Hours in Kingston | What to Do at 2am

I got a call at 1:47am from a landlord in Norbiton last winter. Sewage backing up into the ground-floor bathroom of a tenanted house on Cambridge Road. Tenants standing in the hallway in their dressing gowns, water creeping under the bathroom door. By the time I arrived, they'd already made it worse. Not through panic, just through not knowing what not to do.

That job comes to mind every time someone asks me what they should do when a drain blocks out of hours. Because the honest answer is: most of what you do in those first thirty minutes either buys you time or costs you it.

This is what I'd tell a neighbour at 2am.

First, Work Out What You're Actually Dealing With

Not every blocked drain is an emergency. Some feel like one at midnight because everything feels worse at midnight. So before you do anything else, take thirty seconds to work out which category you're in.

One fixture is blocked. Just the kitchen sink, or just one toilet. Everything else drains fine. That's an annoyance, not a crisis. You've got time. Stop using that fixture, go to bed, call in the morning.

Multiple fixtures are backing up. Two toilets, the sink and the bath all draining slowly or not at all. That points to the main drain or the soil stack. Don't wait. That's a call now.

Sewage smell or visible sewage. If you can smell it, or worse, see it coming up through a ground-floor drain or an inspection chamber, call immediately. Sewage in a property is a health risk, not a plumbing inconvenience.

Manhole or gully overflowing outside. If the chamber in your garden or on your driveway is bubbling or spilling, your main sewer connection is blocked. It'll get worse the more water enters the system. Call out of hours.

What to Do While You Wait for an Engineer

You've called. Someone's on the way. Here's how to stop a bad situation becoming a much worse one.

Stop putting water into the system. No showers, no washing machine, no dishwasher, no flushing unless absolutely necessary. Every litre you push in has nowhere to go if the drain is fully blocked, and it'll back up somewhere. Often somewhere you don't want it.

Don't use drain unblocker chemicals. I know it's tempting. It's 2am, there's a bottle of Domestos drain gel under the sink, and you want to feel like you're doing something. Don't. Caustic drain chemicals can react badly with organic blockages, generate heat, and if there's standing water, you've now got a hazardous liquid the engineer has to work around. Worse, they can damage older clay or cast iron pipework. Put the bottle back.

Locate your stopcock and your inspection chambers. The stopcock controls your mains water supply. It's usually under the kitchen sink or near the front door. If things escalate quickly, turning off the water stops new water entering the system. Knowing where your inspection chambers are (usually circular plastic or metal covers in the garden or path) helps the engineer the moment they arrive. Don't lift them yourself in the dark, but know where they are.

Protect the floor. If water is already backing up inside, lay old towels at doorways. Move anything electrical off the floor. If sewage is involved, don't touch it with bare hands and keep children and pets well away. It contains bacteria. That's not scaremongering, it's basic hygiene.

Open a window. Sewer gas, including hydrogen sulphide, can build up in enclosed spaces when a blocked drain is venting back into the property. It smells like rotten eggs. If you get that smell inside, ventilate immediately and get everyone out of the affected room.

When It's Genuinely an Emergency (Don't Second-Guess Yourself)

Some people hold off calling because they feel bad about waking someone up, or they're worried about the cost of an out-of-hours call. I understand that. But there are situations where waiting until morning will cost you significantly more, or put someone at risk.

Call immediately if:

• Sewage is entering a habitable room
• The external manhole is overflowing onto a path or into a neighbour's property
• You can smell sewer gas inside the building
• A vulnerable person (elderly, young child, disabled) is in the property and the toilet is the only one available
• You're a landlord and your tenants have no working sanitation

That last point matters. Under the Landlord and Tenant Act 1985, you have a legal obligation to keep sanitation in working order. A tenant with no working toilet at 2am is not something you can ask to wait until morning. I've had landlords from Surbiton to Thames Ditton learn that the hard way.

What an Out-of-Hours Engineer Actually Does Differently (Nothing)

Here's something the industry doesn't always admit: a good drainage engineer does the same job at 2am as they do at 2pm. Same equipment, same method, same standard.

A Word on Thames Water and Shared Sewers

If the blockage is in a public sewer rather than your private drain, Thames Water are responsible for clearing it. In Kingston upon Thames, the dividing line is usually the boundary of your property. Your drain from the property to the point where it connects to the public sewer is your responsibility. The public sewer itself is Thames Water's.

If multiple properties on your street are affected, it's almost certainly in the public sewer. Call Thames Water on 0800 316 9800. They have their own out-of-hours team and won't charge you.

If it's just your property, it's your drain, and it's your call to make. A CCTV survey after the blockage is cleared is the only way to know for certain where the fault lies, and whether you're liable or Thames Water are.

The Morning After

Once the immediate problem is sorted, don't just forget about it. A blockage that came on suddenly in the middle of the night, especially in a house in Coombe, Kingston Hill or any of the older streets around Hampton Wick, is often a symptom of something that's been building for months. Grease, compacted wipes, root ingress, a slight collapse in the pipe.
